Environmental/ Sustainability: The proposal suggests an extension of existing green space as a linear park connecting surrounding community and providing pedestrian access. New buildings are designed with roof garden and solar panels, and southern oriented to maximize natural light and ventilation.

Social/ Institutional: New development includes community assets such as fitness center, health care and recreational pool, which not only providing health benefit for neighborhood, but also creating new jobs for local residents.

Residential/ Commercial: The proposed scheme recommends to creating various residential choices for a mixed-income community. Multi-story townhouses, studios, live& work lofts are integrated with proper scale of commercial and entrepreneurial retail space, such as organic food venders, small boutiques, community services and local restaurants.
